The site at 7 Coronation Avenue, Mosman, is a 571.2 m² irregularly shaped property located on the northern side of Coronation Avenue. It has a frontage of 14.66 meters and falls approximately 3 meters to the northeast. The existing structure is a part two, part three storey dwelling house, currently undergoing construction works as per previous approvals. Surrounding developments consist of two and three storey dwelling houses, and the site is not a heritage item nor located within a heritage conservation area.
This modification application under Section 4.56 of the Environmental Planning and Assessment Act 1979 seeks to amend the original consent for Development Application Number 8.2020.83.1. The proposed modifications include replacing the existing concrete swimming pool shell and surround, which is in a poor state of repair. The rectification works are necessary to maintain the structural integrity of the pool, with only a slight reduction in volume that is deemed insignificant from a town planning perspective.
Additionally, landscaping works are proposed for the front yard, which aim to enhance the amenity of the site and the overall streetscape. These works will remove access barriers and improve safe access by utilizing more appropriate materials. The landscaping plans, prepared by Inspired Exteriors, include new planting and paving forward of the front boundary, resulting in an increase in landscaped area from 78.17 m² to 81.62 m², a 4.413% increase.
The modification application satisfies the provisions of Section 4.56 of the Act, as the development remains substantially the same as originally granted. The proposal aligns with the objectives of the Mosman Local Environmental Plan 2012 and does not introduce new matters or impacts that would affect the suitability of the site for the approved development.
