The statement has been prepared on behalf of the owners of 8 Queen Street, Mosman to obtain consent for construction of a wider driveway crossover, fence and deletion of some front planter boxes (the remainder of the works will be carried out under CDC). The proposal seeks works which could not be undertaken via the CDC process.

This SEE provides for an assessment of the proposal having regard to relevant legislation and the Mosman Council Policies under the terms of 4.15 of the Environmental Planning and Assessment Act 1979 (EP&A Act). The preparation of this Statement is pursuant to Section 4.12 of the Environmental Planning and Assessment Act 1979 (As amended) and the Environmental Planning and Assessment Regulation 2021. This statement assesses the proposal to be generally acceptable on merit, demonstrating the development will not result in any unacceptable adverse impacts. The proposal is generally in compliance with all relevant DCP and LEP objectives.

The site has a legal description is Lot 35 DP1571 and is known as 8 Queen Street, Mosman. The site is regular in shape. It has street frontage and vehicular access to Queen Street. The site is adjacent to Queenwood School for Girls to the east of the site. The site currently contains a multi-level residential dwelling. The surrounding area is primarily residential to the north, south, east and west.

Consent is sought from Mosman Council for construction of a wider driveway crossover, fence works and deletion of some front planter boxes. Further works are intended however the remainder of the works will be carried out under separate CDC. The approval is sought primarily on the basis for the works which cannot be achieved under a Complying Development Certificate.
