Description:

This Statement is submitted in support of the development application, which seeks to provide alterations and additions to the rear of the existing dwelling and site located at 51 Cabramatta Road, Mosman, NSW, 2088. The site forms part of Mosman Council Local Government Area (LGA).

The proposed works seek to provide alterations and additions to the rear, generally consisting of providing fairly minor additions to the rear of the house to extend the principal living space into a covered verandah area, that is under the existing roofline, and provide a new garage and work space to the rear boundary. Internal works are also proposed for a bathroom and laundry. Some demolition is required to facilitate the new works.

The site does not contain a heritage item, however the site is within the Glover and Nathan's Estates Heritage Conservation Area (C12) on the Mosman Local Environment Plan (LEP) 2012. The site is also located within the vicinity of individual heritage items. From a streetscape perspective, the dwelling positively contributes towards the appearance of the streetscape and heritage conservation area.

In general terms the proposal will: retain the front (contributory) portion of the Federation era dwelling, whilst providing modest alterations at the rear to improve the layout and amenity. External and internal alterations to the rear comprising additional living space, revamped bathrooms and a new rear double garage with ancillary storage/work from home space. The extension to the house will effectively infill a covered side verandah. The works here will be beneath the existing roof form.

The proposed works will provide an expanded and improved living space. The works will have minimal bearing on neighbour’s amenity and therefore privacy, solar access and outlook for the adjoining neighbours will be maintained. No significant fabric will be removed as the works are to the rear in areas of lesser significance from a heritage perspective. There will be no major changes to internal layout, other than localised demolition of some walls and opening up space at the rear.
